Realty Analysts, Inc., is a real estate appraisal and
consulting firm specializing in commercial property
valuation, analysis and consultation in central and
northern California and northwestern Nevada. The
company appraises all categories of commercial real
estate, and has expertise and experience with a variety
of special-purpose properties and in hotel and motel
properties at all levels of service. Richard Van Steenkiste,
Ph.D., MAI, is president of the company, which was established
in 1993. As head of the company, Dr. Van Steenkiste
has 17 years of appraisal experience and reviews and
signs all work going out under the company name. Dr.
Van Steenkiste has a doctorate in economic geography
and is a state certified general real estate appraiser
in California and Nevada. He also performs many of the
company's appraisals and analyses personally. This mode
of operation has ensured consistently high-quality,
professional appraisals and consultations for dozens
of clients.

independent living to assisted living to full nursing
care. Other special-purpose properties appraised have
included everything from quarries to auto dealerships
to teen centers to restaurants and resort developments.

real estate appraisal is our main business, but we can
provide a much broader range of financial studies and
analyses, including feasibility studies, lease-vs.-buy
analyses, cost-benefit studies, highest-and-best-use
analyses, absorption analyses, due-diligence reports,
performance analysis reports, portfolio analyses, estate
valuations for the IRS, partial-interest valuations
for partnerships, and custom-designed studies providing
insights into problems relating to unusual property
types or difficult valuation questions. In addition,
Dr. Van Steenkiste is qualified as an expert witness
in state, federal and bankruptcy courts, and work for
