Our
appraisers are familiar with a variety of computer programs
used routinely in appraisal processes, including Argus
and other powerful discounted cash-flow analysis software
packages. We also use a number of custom-designed
programs created by Dr. Van Steenkiste and our associate,
Dr. Ko Wang, professor of finance at California State
University, Fullerton. Dr. Wang has designed various appraisal
software programs now used routinely in commercial real
estate appraisal work. Landmark Realty Analysts regularly
uses powerful pure-pairing and adjustment grid programs,
discounted cash flow analysis programs, and other analytical
programs designed by Drs. Van Steenkiste and Wang. When
necessary, we have the in-house capability to create special
customized programs to help solve unusual or complex real
estate problems.
The associates who work with Landmark Realty Analysts
have backgrounds in many different disciplines and facets
of the real estate industry, from accounting and statistics
to real estate development and brokerage. To bank appraisal
department management. They also have extensive experience
appraising almost all property types, including apartments,
condominiums, industrial/warehouse/service center buildings,
retail centers, office buildings, both commercial and
residential subdivisions, and vacant land. We have special
expertise in hotel valuation and appraisal of senior-living
and special-needs facilities for the elderly, handicapped
and disabled. This experience, in addition to high educational
and professional standards and an emphasis on continuing
education, results in a broad, deep understanding of
real estate valuation.
Our company has completed appraisal assignments throughout
California, but especially in Northern and Central California
from the Oregon border south to Fresno and San Luis
Obispo and from the Pacific Coast to Lake Tahoe and
Yosemite National Park. We also have done extensive
appraisal work in northwestern Nevada in the cities
of Reno and Carson City and in smaller communities in
that region. Office and industrial buildings and shopping
centers have been the largest categories of routine
property types appraised.
Our appraisers understand the practical as well as
theoretical aspects of real estate problems and can
communicate opinions and conclusions effectively. Our
appraisals routinely meet FIRREA, USPAP and Appraisal
Institute standards and pass internal review with our
clients and external review with federal regulators.
In fact, Dr. Van Steenkiste often provides outside review
services for investors, banks and other lenders who
want expert third-party opinions concerning the standards,
quality and reliability of appraisals they have received
from other appraisers. Whether providing appraisal or
review services, we are accustomed to working with deadlines
and can organize ourselves to respond quickly when time
is a critical factor.
